What are unit entitlements based on with regards to strata titling?

Unit entitlements indicates the amount in dollars that each lot owner has to contribute towards the upkeep of the common property within the strata plan. It also dictates the amount of council rates incurred by each strata lot. The unit entitlement must legally be based up the valuation of each lot. A report by a registered valuer indicating the unit entitlements to be used for each lot in the strata plan must be obtained as part of the strata plan preparation process.
